HOSTIE AIRBNB TERMS & CONDITIONS

Guest Reservations

These Terms and Conditions regulate the short term accommodation between Hostie  and our guests. Please take time to read this document carefully. It is the basis of the contract between the guest who confirmed the reservation and Hostie Properties.

Definitions

1. THE GUEST/S as described in the Booking/Summary/Email ("you""your" "guest")

2. HOSTIE/HOSTIE PROPERTIES ("we" "us" "host" "property""owner" "co-host" "property manager"

Check In

CHECK IN TIME IS 2PM unless otherwise stated on your reservation on 'Booking Summary/Confirmation'. We offer a self check in process and access to each property is available via key access. On the day of check in you will be contacted by your host with check in details and instructions. If you would like to check in earlier please contact us to arrange a time. Early check in fees apply.

Check Out

CHECK OUT TIME 10AM. Please follow the 'Check Out Instructions' (see below) before you leave. We do a property inspection once a guest has vacated to ensure all check out instructions have been followed and the rooms and guesthouse have been left tidy and in an undamaged state. Failure to do so may result in extra cleaning fees or a claim on your security deposit. If you would like a late check out please contact us to arrange a time. Late check out fees apply.

House Rules + Check Out Instructions

Shortly after confirmation of booking you will receive a copy of the 'House Rules' & 'Check Out Instructions' unique to the property you have booked. Please ensure you follow the these easy steps to avoid any extra cleaning fees or loss of your security deposit. 

Extra Cleaning Fees

Extra cleaning charges may be incurred for the cleaning of dirty dishes, food removal, rubbish removal, cleaning of BBQ, stained linen etc. If the cleaning costs exceed the set cleaning fee on your Booking Summary you will be charged the additional costs.

Extra Persons + Visitors

Guest only access. You may not allow any person/s other than the person/s named on the Booking Summary/Confirmation to occupy the accommodation or the property. Please contact your host If you wish to invite visitors or extra people. If you have arranged this without notifying your host you will be charged a penalty fee. Your booking includes the number of people confirmed on your 'Booking Summary'. We are happy to discuss your specific requirements upon booking. Extra person fees apply.

Noise Policy

Please be respectful of fellow guests and residents. All noise levels must be considerate after 8pm. Any complaints of noise levels from the neighbours or any other source will render your booking invalid. In this circumstance, HOSTIE PROPERTIES RESERVES THE RIGHT TO EVICT ALL GUESTS IMMEDIATELY WITHOUT REFUND OR NOTICE IF GUESTS FAIL TO COMPLY TO THIS POLICY.

No Party + Events Policy

We have a strict NO PARTY POLICY and NO EVENTS POLICY at all properties represented by Hostie Properties. Appropriate authorities will be notified if illegal activity, high noise levels are reported or inappropriate anti-social behaviour has taken place. Failure to comply to this policy will deem your booking invalid. HOSTIE RESERVES THE RIGHT TO EVICT ALL GUESTS IMMEDIATELY WITHOUT REFUND OR NOTICE IF GUESTS FAIL TO COMPLY TO THIS POLICY.

No Smoking Policy

Applicable to a strict no smoking premise only. If you smoke please leave the property to do so. On the day you check out, we do an inspection of the property post check out. If there is evidence of cigarette smoke odour or cigarette butts you will be charged an extra $200 cleaning fee.

Wifi + Appliances + Utilities

Please do not leave any electrical appliances switched on when they are not in use or when you are leaving the property. This includes lights, oven, fans, hair straighteners, tv, stereos, portable device chargers. Wifi and utilities are closely monitored. If excessive or commercial use of utilities such as gas, electricity, water and wifi is detected during your stay we reserve the right to make a claim on your security deposit.

Families + Children

Applicable to a child friendly property only. Children must be under active supervision at all times and duty of care is at the responsibility of the parent or guardian.

Strictly No Pets

No pets are permitted on the property. If there is evidence that a pet has visited or stayed at the accomodation, it will be deemed a breach of these Terms and Conditions. You will be requested to remove the animal and charged a $250.00 cleaning and deodorising fee.

Pet Friendly Accomodation

Small - medium well behaved pets are welcome upon application.  Any damage caused by pets will incur additional fees.No dogs in bedrooms or carpeted areas (additional cleaning costs will apply). IMPORTANT: If the premise is not completely fenced in, we take no responsibility for the harm or loss of a pet. 

Communal Areas

Some properties we manage have communal areas that are shared amongst guests. We kindly request that all guests leave common areas safe, neat, clean and tidy after using them. Offensive or anti-social behaviour will not be tolerated. All noise levels must be considerate after 8pm.

Parking + Vehicles

Please park in designated parking spaces. Do not drive on grassed, paved or garden areas. Do not leave valuables in your vehicle, we take no responsibility for the loss, damage or theft of your valuables/personal items or the vehicle itself. 

Loss Of Keys/Lockout Charge

Loss of keys will result in a $50 replacement fee per key/per lockout. Assisted access to your room or property for any reason will result in a minimum lockout charge of $80.

Linen + Guest Essentials

Bed linen, pillows, blankets, bath towels, hand towels and kitchen tea towels will be supplied. Replenishments include shampoo, conditioner, body wash, hand wash, toilet paper, washing powder, dish liquid and most kitchen essentials eg. cooking oil, salt, pepper. Please bring your own beach towels. If any linen or bedding is damaged or missing you will be charged the cost of each item. Do not remove towels from the property.

Theft + Damages

All damages and breakages must be reported to your property host as soon as possible. Failure to report an issue will result in a penalty deduction from the security deposit. You are liable for replacement or repair for any damages made. To avoid damages and breakages, please do not move furniture. An inventory has been done of the accomodation and the facilities to monitor theft and property damages. We also perform an inspection shortly after each check out.

Personal Items

Personal items left at the property will be returned to the nominated address upon request. All postage and packaging is at the guest expense. We take no responsibility for the recovery or return of these items.

Fires + Naked Flames

Fires at the fire pit are permitted when approved, local fire restrictions may apply (check with your host). Ensure a responsible person is in attendance at all times, this person holds all levels of responsibility and liability, including damage to their own property, neighbouring sites or to the property you are renting. Fires must be completely extinguished prior to leaving the site. Accelerants are NOT permitted in any form. Strict rules apply to all properties with no candles, incense, open flames or lighters allowed.

Reservation + Payment Terms

To book the Accommodation, we require that you pay an initial deposit (the "Initial Deposit") of 50% of the full booking total followed by a balance payment (the "Balance") The initial deposit is due once you have received your 'Booking Summary' and 'The Balance' is to be paid at least 90 days prior to your specified arrival date. If you make a booking within 60 days from your specified arrival date, you must pay the full amount at the time of booking. A Security Bond is also required to be paid prior to your arrival to cover any property damage, excess cleaning or any other costs incurred as a result of your stay. We will not make a claim on your security deposit pending a satisfactory final inspection of the accommodation by us or owners. Once the 'Initial Deposit' or 'Balance Payment' has been received, you will receive an email confirming your booking. The contract between us will only be formed when you receive the payment confirmation email and is subject to these Terms and Conditions. If you fail to make a payment due to us, in full and on time we may treat your booking as cancelled by you.

Fees + Charges

A surcharge will apply to payments made by credit card, American Express and PayPal. All surcharges and fees will be displayed on your Booking Summary prior to confirmation. The cleaning fee applies to all bookings and is on a per stay basis. The total amount of the cleaning fee is determined at time of booking enquiry and will be displayed on the Booking Summary form prior to confirmation. Cancelation fees apply if you cancel (see below)

Security Deposit + Property Damage

Guests are required to provide a credit card security deposit. Any deductions for property damage will be taken from the credit or debit card details you have supplied and/or on which we have pre-authorised an amount as a security deposit. On the same day you check out we do a property inspection, please ensure you follow our house rules and terms and conditions to avoid any claims being made. The quoted security bond amount is an estimation only. If the cost of any damage exceeds the quoted security bond amount on the Booking Summary, you agree to pay the cost of any damage to the Accommodation, Property or contents and to also pay any fees in relation to breach of House Rules or Terms and Conditions. Nothing in this clause limits our rights to recover damages over and above the amount of the Security Deposit.

Cancellation Policy

If you need to cancel or amend your Booking, please notify us as soon as possible. We must receive notification of cancellation in writing via email. Email to: contact@hostie.com.au. A full refund with a ($30 admin fee deducted ) applies if you cancel within 48 hours of booking. If you cancel your booking thereafter the following charges apply:

 

STANDARD BOOKINGS: (Moderate) The following cancelation charges will apply in relation to each room you have booked:

Cancellation up to 60 days prior to your scheduled check-in time: 25% of your total booking fee will be forfeited and you will be required to pay a $50 cancellation fee. Within 60 days prior to your scheduled check-in time: 50% of your total booking fee will be forfeited and you will be required to pay a $80 cancellation fee. Within 30 days prior to your scheduled check-in time: 100% of your total booking fee will be forfeited and you will be required to pay a $100 cancellation fee. Cleaning fees are not inclusive.

 

PEAK SEASON BOOKINGS: (Strict) The following cancelation charges will apply in relation to each room you have booked:

Cancelation up to 90 days prior to your scheduled check-in time: 25% of your total booking fee will be forfeited and you will be required to pay a $80 cancellation fee. Up to 60 days prior to your scheduled check-in time: 50% of your total booking fee will be forfeited and you will be required to pay a $100 cancellation fee. Within 60 days prior to your scheduled check-in time: 100% of your total booking fee will be forfeited and you will be required to pay a $200 cancellation fee. Cleaning fees are not inclusive.

Privacy Policy

We’re committed to protecting and safeguarding any personal data you provide and will not make this information available to any third party. We act in our guests interest and are transparent about the processing of your personal data. Contact us for more information.

Compliance + Liability

These general terms and conditions apply to all bookings made with Hostie Properties regardless of source of reservation. If you make a booking with us you agree to accept these terms and conditions and are legally bound by it. Additional terms and conditions may apply specific to your booking and you will be notified upon confirmation if this is the case. You are liable to the property owner in respect of any costs, claims, liabilities, losses or expenses suffered or incurred in respect of any breach of this agreement.
